||SCOPE AND PURPOSE:
To work with Property Manager in the general administration of the property and perform all related management functions. To be fully crossed trained on the Property Manager's duties and act in that capacity in the Property Manager's absence. To manage the total leasing effort and service effort by implementing an integrated marketing program designed to maximize the number of apartment homes.
DUTIES AND RESPONSIBILITIES:
Assist Property Manager with the supervision and monitoring of the Leasing staff.
Assist Property Manager in hiring, counseling and termination of employees.
Assist Property Manager in achieving the financial and operational goals through better leasing performance.
To be the leasing and marketing coordinator for the property.
Establish on-site training of the leasing staff on leasing procedures, telephone techniques, and office procedures.
Monitor daily traffic. Submit recommendations as to what advertising is working and what you feel is needed in order to generate traffic to the property.
Prepare monthly work schedule for office staff.
Establish a vacant unit inspection system and make sure that each unit is walked to ensure a made-ready condition.
Conduct and supervise monthly market studies. Assist in checking the study for accuracy.
Handle Lease Renewal Program as directed by the Property manager. Follow-up on lease renewals after letters have been sent.
Assume responsibility of Corporate Housing Program at our property in coordination with the Corporate Office.
Follow-up on all corporate leases and move-ins (see Corporate Leasing Policy and Procedures).
Organize and supervise social functions and activities.
Conduct outside marketing calls.
Visit locators and prepare/assign visits for leasing consultants.
Assure that lease files are in order and according to RMK standards.
Conduct weekly meetings with leasing consultants and set leasing/renewal goals and objectives.
Review guest cards and phone logs with leasing agents weekly.
Follow-up on unclosed traffic with leasing agents and prospective residents.
Assist with vendors, etc., in connection with corporate leasing.
Be responsible for leasing apartments, improving occupancy, generating traffic and approving move-in files prepared by leasing agents in their absence.
Assist leasing staff with contact of residents regarding move-out notices in an effort to retain them.
Review all lease files prior to move-in.
Assist residents with problems and requests.
Handle dispositions, send out all outstanding delinquent accounts to collection agency on a timely basis.
Monitor/supervise rent collections and provide Property Manager with delinquency list.
Within first week of employment, visit and understand all competitors in their submarket.
Within first week of employment, must complete all required Gracehill courses.
Comply with all Fair Housing and Federal Trade Commission requirements.
Adhere to proper licensing requirements
Available to work on week-ends.
Any other duties or responsibilities or special projects as may be assigned by RMK, the Property Supervisor and/or the Property Manager from time to time.

Demonstrate understanding of overall property management.
Must know and follow the Fair Housing Laws.
Strong personnel management skills.
Knowledge of fiscal management and office management techniques.
Knowledge of local and landlord tenant laws.
Ability to develop and prepare business analysis and plans.
Ability to exercise initiative, problem solving and decision making skills.
Ability to read, analyze, and interpret financial reports and legal documents.
Ability to define problems, collect data, establish facts, and draw valid conclusions.
